Yorkshire home buyers could save £135,000 by choosing a neighbouring postcode
Lloyds analysis shows that Yorkshire and Humber buyers could save an average of more than £135,000 by choosing a cheaper neighbouring postcode. The largest regional gap is between York’s YO23, where the average 2025 house price was £378,295, and YO8 around Selby, where it was £243,001—a saving of £135,294, or 36%. Estate agent Edward Hartshorne and Lloyds mortgage chief Amanda Bryden encourage buyers, particularly first-time buyers, to look beyond prestigious postcode boundaries while considering differences in housing, amenities and local character.
