Renters’ Rights Act 2026: Key Changes for Landlords
The Renters’ Rights Act, which came into force in England on 1 May 2026, abolishes Section 21 no-fault evictions and requires landlords to rely on specified legal grounds to recover possession. It also replaces fixed-term assured shorthold tenancies with periodic tenancies, generally limits rent increases to once a year, prohibits rental bidding wars, strengthens tenant protections and gives renters greater rights regarding pets. Landlords are advised to improve record-keeping, maintain evidence for possession claims, review tenancy procedures and ensure their insurance reflects their property and tenants. AXA warns that pet damage may be excluded from standard policies and that increased legal processes could raise recovery costs and potentially insurance premiums.
